Condominium Facilities and Letting Additional Costs

Properties are very cheap to run in Brazil compared to Europe and the US.

In 'Morada dos Ventos' your additional costs are 'ZERO' ,correct ZERO condominium charges, our rental management package leaves you free from add on costs for facilities you may or may not use.

Condominium facilities are defined on a democratic voting process, the property developers decide what services are required (the developer installs a base plan to start off – see below).The property owners later vote for changes or modifications.  If you are not able to represent yourself when voting is required, an electorate can be chosen on your behalf, or an agreed remote voting system can be determined. 
 
The following services are included within the condominium charge: NOTE: properties in the rentals agreement do not pay condominium charges, this is covered by the condo administrator.

• Full Time Reception/Gate Security
• Common ground Maintenance (gardeners / handy person)
• Electricity / Lighting/Water for Common Areas
• Pool hygiene & maintenance.

Costs vary per development, and are based on:  the amount of houses per development, facilities provided on each site and size of the property.  Monthly service charges are expected to be between R$300 (Euro 115) and R$ 400. (Euro 150).

Utilities Costs

These costs are in addition to the Condominium charge and would only be relevant if you should choose to either live in the condo or prefer to handle your own letting, the charges are variable and dependent on usage.  If you have chosen a buy to let property then the condo management covers these costs.

The below figures are based on minimal or non usage.

N.B. Prices quoted are approximate and based on a medium size 1 bedroom property and would only apply to owners who choose to administer there own property, owners in the rentals agreement do not have any additional costs.
